DEVELOPERS are circling Melbourne's golf courses offering clubs tens of millions of dollars, with a view to turning fairways into stairways in residential complexes designed to help meet the city's population boom. At least six clubs have been persuaded to make way for housing estates, and have relocated to new courses on the city's fringe. Several others within 20 kilometres of the CBD are believed to be in talks with developers. In the most expensive deal so far, a Chinese developer is paying more than $100 million for Doncaster's Eastern Golf Club, which covers 47 hectares, sources say. The 86-year-old course is expected to be redeveloped into a $1 billion village of shops, offices and apartments, with the club moving to a new course at Yering. The course's municipal zoning limits the height of buildings to nine metres. But Manningham City Council said it would consider lifting the cap to confine the redevelopment to a smaller footprint and keep at least 20 per cent of the site's parkland. Selling agent Colliers International declined to comment on the deal. However, The Sunday Age believes a contract is expected to be signed within weeks, a year after the site was listed. Sources told The Sunday Age that the Northern Golf Club in Glenroy is hoping to make $8 million from a housing development, which is already under way, on its practice fairway. And it is believed the private owners of Croydon Golf Club, which relocated to a new 27-hole course in the Yarra Valley in 2008, were paid more than $35 million by developers Australand for the original 43-hectare site in Melbourne's east. Many of the clubs being eyed off are decades old with ancient indigenous trees and wildlife, prompting outrage from local communities who say the greenery should be preserved. But city planners say developing suburban infill sites, such as golf courses and old factories which are close to existing infrastructure, will be vital to limiting Melbourne's urban sprawl as the population soars to 7 million by 2050. In a land-swap deal, Chirnside Park Golf Club in the city's east has agreed to relinquish its course to developer CSR, which will complete a $300 million, 450-lot subdivision on the site after Planning Minister Justin Madden approved the project this year. In exchange, CSR will build a new course for the club on an old quarry site at Lilydale. Some developers have not waited until the clubs have appeared in real estate agents' windows before making their interests known. Heidelberg Golf Club general manager Damon Selwyn said he had received several approaches from developers, but the club was not interested in selling. Waverley Golf Club general manager Peter Busch, however, wants to be in a position to consider any offers that may come the club's way. He is hoping the state government will rezone the course so it can be sold for housing, freeing up the club to move to Lysterfield, in the Yarra Valley, within five years. ''You could argue that the land now is worth $5 million to $6 million, but you could not relocate and build a new course for that,'' Mr Busch said. ''If it was zoned for residential development it would be worth substantially more.'' The Sunday Age revealed earlier this year that some clubs were struggling due to a surge in the number of golfers cancelling memberships after baulking at paying huge fees in the wake of the global financial crisis. But Victorian Golf Association executive director David Greenhill said metropolitan memberships were stable. He said clubs were selling up and moving because there were benefits to being on the outskirts of town. ''Many of the clubs in Melbourne were built on what was then the urban fringe. But then slowly they have been closed in by housing,'' he said. But Susan Howard, spokeswoman for residential group Golf Environment Preservation Inc, said selling golf courses such as the Eastern at Doncaster was detrimental to the residents of surrounding suburbs. ''It is home to precious trees, it improves the air and has a lot of wildlife,'' she said. ''We will fight tooth and nail to ensure this doesn't happen. It should be kept for future generations.'' However, Property Council of Australia's Victorian division executive director, Jennifer Cunich, said turning golf courses into housing estates would create a sustainable city. ''Moving the urban growth boundary is not the answer. We need to consolidate sites within the metropolitan area,'' she said. ''Some are in prime positions. There is community concern, which is understandable. People see these courses as their space but it is not community land.'' | Golf couple medals in the Hers 'n His Couples tournament Posted: 23 Jul 2010 10:34 AM PDT Wilcox Oaks Golf Club members Roy and Joan Christ were winners in the Women's Golf Association of Northern California two day Hers 'n His Couples tournament at Quail Lodge Golf and Country Club in Carmel Valley and Corral de Tierra Golf and Country Club in Salinas on July 19-20. Roy, who just turned 80, and his wife Joan played a field of 112 teams in a stableford format and won second low net in their flight with a score of 83. Joan also won closest to the pin at Quail Lodge the first day - only five inches from the hole. This was their third win in this tournament over the years, winning first place in the previous two.
